Listing a Property – Photoshoot Checklist




Photography is one of the most important parts of listing a house, and in most cases, it will be the determining factor as to whether a buyer will decide to visit the home in person. So, it is critical to make the proper preparations before the photo shoot. When it comes to photography, less is more. The best advice is to gather large boxes or plastic containers and de-clutter every room. Put non-essentials items in separate boxes and keep out of sight as long as your house is on the market. 

Exteriors:

-       Move vehicles out of sight

-       Make sure lawn and landscaping is maintained, clear lawn of leaves and debris

-       Close garage doors

-       Remove trash cans, gardening tools and similar from sight

-       Stow children’s and pet’s toys

-       Coil hoses

-       Set out patio cushions (umbrellas can obscure views, use best judgment)

-       Uncover BBQs, pools and hot tubs

Interior:

-       Replace all burned out/or mismatching bulbs. Turn all lights on, including small lamps

-       Clean well and de-clutter 

-       Turn ceiling fans, TV´s, computer screens and projectors off

-       Valuables and medications out of sight or locked up

-       Open window coverings (unless they are concealing a less than desirable view)

-       Remove most, if not all personal photographs

-       Clear kitchen countertops of almost everything, except for one or two decorative items

-       Conceal garbage containers

-       Remove everything from the top and sides of fridge (pictures, art, magnets etc.)

-       Remove non-essential throw rugs (foyer, baths, kitchen, hallways, use your own judgement)

-       Clear the bathroom countertops of all toiletries. Leave only a few decorative items

-       Empty the shower of shampoos etc. 

-       Remove all signs of pets (bowls, rugs, pillows)

-       Remove any table coverings

-       Declutter fireplace mantel

Summary:

Make your home look like your in-laws are coming for a visit. Don´t just tidy up, clean thoroughly! Hide away miscellaneous items in closets, cabinets, drawers or box it up and put it in the garage. Focus on kitchen and bathrooms, prepare them to absolute perfection and put your best towels out. Less = more. Way less = way more.
