So, you decided to sell your house. You got all the repairs done, had it deep cleaned and bought a new mat for the front of your door. The question is, do you really need to “stage” your beloved home to be able to sell?
Not everybody can see the potential of an empty room and envision how it would look furnished, homebuyers need to see themselves living in your house. Staging sounds expensive but can pay off. Unfortunately, this cost has to be covered by the homeowner and if you think you will get away with a few hundred dollars, you are wrong. But there is another option.
Many photographers nowadays offer virtual staged pictures and the cost for these services should be covered by your realtor anyway. Most photographers can add furniture in the picture during the editing process. Professionally done, it is hard to tell that the stylish couch and the beautiful dining table was added after the photo shoot on the computer.
But that’s nothing new and common practice for several years but it still leaves you with one problem: What are you doing during an open house or when potential buyers tour the house on their own with a realtor and the rooms are empty? Most people do not remember the virtually staged pictures they have seen at home on their computer.
I found myself a few weeks ago in this situation and had an idea.
I purchased a few digital photo frames, put one of them in each room and displayed the virtually staged picture on it. Thanks to a timer the frames turned on in the morning and off in the evening, without me being present.
Instead paying $3,000 to stage the home, my client got this service from me for free and my client received an offer on the first day, $50,000 above asking price.
Given the current market situation, you will most likely sell your house without virtually staged pictures. For me, as professional, it is important to show your property at its best; getting the attention of as many potential buyers as possible to score the best offer for my client.
